In the top-rated town of Blue Bell, PA, it's easy to find a stately million-dollar home. A reasonably priced townhome, offering a carefree, affordable lifestyle is, however, a bit more elusive.

"Blue Bell is such a great address, such a great place to live. It was rated the 14th best place to live in the country by Money Magazine," says Jessica Scully of Scully Company, the developer turning the former rental community Oxford of Blue Bell into for-sale condos and townhomes. "But there hasn't been anything like Oxford of Blue Bell's price range. Now, people see Blue Bell for these prices, and it gets a lot of attention."

Thanks, at least in part, to the location, Oxford of Blue Bell is already "well over half sold," says Scully. "You hear about all the conversions in the city, and there's really nothing like it in the suburbs. People can walk in and make all kinds of selections for the home - totally renovate it - without the new construction prices." There's always a choice of quick delivery homes, too.

The community, set on 47 acres in Whitpain Township, Montgomery County, features condos and townhomes ranging from single-level one bedroom units to tri-level three bedroom townhomes. Residences might feature decks and lake front views, balconies, patios, dens, walkout finished lower levels, and private wooded areas. All of the units have been improved with new windows, efficient new heating and air conditioning, new flooring, and more. Buyer's can opt to keep a unit at the base level or completely revamp it - and anything in between.

"What's unique about Oxford of Blue Bell is that owners can determine how much renovating to do. We have people who want to come in and make a few changes themselves, and we have homes we're completely renovating. So it appeals to most types of buyers," says Scully.

Community amenities at Oxford of Blue Bell include an in-ground pool, a fitness room, two tennis courts, a play area, a scenic pond and walking trails. A stone barn, original to the site, now housing the sales center, will become the clubhouse and expanded fitness center when the community is complete. Condo dues cover the use and upkeep of the amenities, plus landscaping, exterior maintenance and reserves, building insurance, and snow and trash removal. Ample parking is available.

The location is convenient to shops and restaurants in Ambler, Chestnut Hill, and the Plymouth Meeting mall to name a few. The Blue Route and PA Turnpike entrance is just a mile and a half away. "The location offers so much. And there's great proximity to Center City, to King of Prussia," says Scully. "The neighborhood, in the highly rated Wissahickon School District, absolutely has everything you could need."

Established over 50 years ago, Scully Company started with apartments in Philadelphia and has grown to manage and develop multifamily communities in Pennsylvania, Connecticut, New Jersey, Georgia, and Florida.
